THE world is changing and our buildings with it. Issues such as sustainability, accessibility and an evolving regulatory framework are impacting the ways in which commercial, industrial and residential buildings are designed, constructed and used.


Picture: This is the first eco-town in southern China, at Kunming city. It emphasises a sustainable lifestyle, environmental protection, intelligent technology and many other green building improvements. It was completed by a leading UK action research network, Integer, whose experts are to attend the Intelligent, Green & Energy-Efficient Buildings expo in Beijing (26-28 March 2007).
Correctly implemented and managed, new technologies offer ways to meet these challenges, along with new opportunities for increasing the effectiveness, efficiency and value of 21st-century buildings.
China’s building industry is the largest on the globe and presents a remarkable opportunity for companies and organisations offering “green” or sustainable construction products and services.
With this in mind, China’s Ministry of Construction has organised the third annual international conference and expo on Intelligent, Green & Energy-Efficient Buildings that takes place in Beijing from 26-28 March 2007. It is described as the focal point of best practice and knowledge for the industry.
The ministry recognises the leading role that United Kingdom firms play in the development and delivery of sustainable and intelligent buildings and is welcoming a strong UK representation at the event.
Consultants at government body UK Trade & Investment say they consider this exhibition to be “one of the most important opportunities for UK companies and businesses to develop opportunities and relations in China in the areas of design, construction, sustainability and intelligent systems”.
The Beijing exhibition offers an excellent opportunity to meet and influence the major players in China’s market. In 2006 more than 2,000 top decision-makers attended the conference, including about 100 local government mayors, representing some of the fastest growing municipalities in the People’s Republic.
The event will explore the relationship between investment in intelligent and green construction and identify how the sustainable buildings industry can capitalise on this opportunity. That is where many keen UK companies and research groups are looking to provide input.
Experts point out that China - in its process of industrialisation and urbanisation, and an objective of maintaining an annual growth rate of above seven per cent GDP in the next 15 years - is faced with environmental deterioration and a limitation of resources. It is crucial for China to promote energy-efficient and green buildings in the process of sustainable development.
The Beijing event covers a full spectrum of issues related to the built environment including whole-life performance, funding, design, construction and use. Areas of particular focus include:
* technical standards;
* design and implementation of intelligent and green buildings;
* renewable and energy-saving technologies;
* sustainable construction materials and processes;
* sustainable heating systems;
* sustainable insulation;
* developing a sustainable, real-estate industry.
“Deteriorating global environmental conditions and a growing recognition of the enormous environmental impacts of such construction and operation has led to the development of a worldwide, green building movement,” said a construction expert.
“Simultaneously, the information and Internet age now provides the tools to create intelligent systems for more comfortable, efficient and secure living and working conditions. Being the world’s largest construction market, China is rapidly modernising that industry by adapting and integrating the most advanced techniques and technologies.”
China offers unprecedented business openings for experts and companies to discuss the key issues shaping the eco-buildings industry, share knowledge and develop strategies to maximise the opportunities presented by them.
A leading UK research and consultancy company - i&i Limited (ibexcellence) - has been appointed by UK Trade & Investment to manage the UK involvement in the 2007 Beijing event that is being organised under the auspices of the Centre of Excellence for Intelligence in Buildings (ibexcellence). i&i directs and manages ibexcellence.
Among ibexcellence’s input is the setting up of a package for UK exhibitors including:
* opportunity to exhibit within a dedicated UK area with support services provided by ibexcellence, including Mandarin translators, inclusion in the UK exhibition guide and administrative support;

UK-based Integer is showing a major presence at the 2007 Beijing conference and it states that the group “is committed to the idea that 21st-century buildings must be intelligent and green, and that these major principles must be applied to the whole life-cycle of buildings”. Since its inception, 77 organisations have participated as Integer partners and the programme has received support from hundreds of suppliers of innovative systems, products and services.
The Integer China branch recently completed its first intelligent and green project in mainland China in Kunming city. “This is the first eco-town in the south of the country, with the emphasis on sustainable lifestyle, environmental protection, open-platform intelligent technology and improvement of housing standards and building technology,” said a spokesman.
The development comprises four sustainable homes, and a 2,000 square-metre visitor centre on a five-hectare site to illuminate a vision for the adjacent 255-hectare (630-acre) development of some 2,000 homes.
A key aspect of the Kunming project is to establish a platform for action research, and evaluation of new technologies in both real-life use and visitors’ response. The project also plays an important role in educating the public, students, home buyers and developers in eco-lifestyle buildings.
Integer says its Kunming project seeks to provide a focal point for the improvement of China’s housing standards and building technology. It will develop a sustainable housing and lifestyle model suitable for the urbanisation of China’s western region. Green building demonstration projects designed by the Integer group have also been built at Qinghua University, Beijing.
Energy-efficient buildings refer to those meeting energy-efficient standards during the design and building process, and consuming less energy in use.
Green buildings refer to those providing occupants with healthy, comfortable and safe living/working and leisure space, achieving high efficiency in using resources during the life-cycle of buildings and minimising their impact on the environment.
Another major UK exhibitor at the IGEBC 2007 is Colt International, one of Europe’s leading providers of building services. It has an annual turnover of 105m pounds, 850 employees and is based in southern England. It operates throughout the UK with regional offices in Belfast, Glasgow, Manchester, Leamington Spa and London.
Colt says it offers in-depth knowledge of a wide spectrum of technologies - relating to fire protection, air movement, solar control and daylight control for both new and refurbished buildings - developed over 75 years from hundreds of tests and thousands of installations.
“At the Beijing workshop and exhibition, Colt will have on display examples of its energy-saving solar control and photovoltaic products including movable glass, aluminium and photovoltaic louvres and controls,” said a spokesman. (www.coltinfo.co.uk/).
Lighting is one of the most energy-consuming services in a building and also the one that is most visible and requires most adjustment to suit the needs and preferences of individuals. UK company Delmatic is a leading designer of lighting management systems that provide “the means of efficiently controlling, adapting and monitoring lighting to achieve cost and efficiency savings, and an enhanced environment for people in buildings,” the company explained.
Talking of Beijing’s IGEBC event, Delmatic’s Stephen Woodnutt said: “Delmatic is exhibiting its latest intelligent, integrated control systems that offer flexibility and save energy by relating lighting, air-conditioning and heating to occupation of areas. Our systems are available for office buildings - as well as residential buildings - and projects in Asia have seen energy savings of up to 70 per cent through the installation of such systems.
“Our products on show include our new desktop multicontroller that controls lighting, window blinds and room temperature,” he added. “Delmatic is presenting a paper - ‘Achieving Sustainability Through Integrated Building Controls’- during the conference, and the company’s involvement with IGEBC 2007 builds on its presence at the 2006 expo and conference.” (www.delmatic.com)
Trend Control Systems is at the forefront of building management systems developed in the UK. Building management systems (BMS) monitor and control services such as heating, ventilation and air-conditioning, ensuring they operate at maximum levels of efficiency and economy.
“With a worldwide distribution and support network covering more than 50 countries, Trend ranks as a major international supplier of BMS and seeks to make many new contacts in order to continue growing the business within the ever-expanding BMS market in China,” said a spokesman.
Steve Browning, its branding and communication manager, added that the company is looking forward to attending Beijing’s IGEBC and said: “Trend is at the forefront of energy-saving technologies and strives to aid businesses in reducing their energy usage with the ultimate aim of positively impacting global climate deterioration” (www.trendcontrols.com).
A growing and practical appreciation of China’s ecological building industry is still in its infancy. Nevertheless, China’s staging of a green Olympic Games in 2008 in Beijing and a green World Expo 2010 in Shanghai strengthens the nation’s deepening commitment to a more sustainable building sector.
The Ministry of Construction’s vice-minister Qiu Baoxing points out that China is adopting many new energy policies and regulations, and is vigorously promoting sustainable building with programmes such as the Intelligent, Green & Energy-Efficient Buildings exhibition.
He has said that by the end of 2010, all China’s cities are expected to reduce their buildings’ energy use by 50 per cent. By 2010, 25 per cent of existing residential and public buildings in large cities will be retrofitted to be greener, prompting Qiu Baoxing to declare: “Green building in China has just started.”

在建筑物中,照明是最耗费能源的一项服务,也是最显而易见并最需要调整的一项,而且调整还要能够满足个体的需要和选择。英国的Delmatic就是一家著名的照明处理系统设计公司。公司声称,它提供“能够有效地控制、转化和管理照明的方法,从而达到降低成本、节省能源、提升建筑物环境质量的目的” 。
提到即将在北京举办的IGEBC,Delmatic公司的Stephen Woodnutt说:“Delmatic将展出 我们最新的智能化综合控制系统。这个系统能够为居住环境提供具备足够灵活性且能节能的照明、空调和供暖设施。我们的系统对办公建筑和居住建筑都适用,而且安装了这些智能系统之后,我们在亚洲的项目已经显示出能源节省率达到70%。”

在英国,Trend控制系统(Trend Control Systems)位于建筑物管理系统行业的核心位 置。建筑物管理系统(BMS)中所提供的监控服务,能够保证供热、通风、空气调节这样的操作达到最大化功效而且经济化。
Trend一位发言人说:“我们的销售和供应网络遍布全球的50多个国家,Trend是重要的国际BMS供应商,并且在积极拓展业务,希冀在不断扩大的中国BMS市场上分得一杯羹。”

对于中国生态建筑产业的客观评价,就是它仍出于起步阶段。但是,中国对先后于2008年和2010年举办的北京奥运会和上海世博会都提出了绿色的口号,表明这个国家已经认识到,在加强建筑各领域的可持续发展方面,它还需要走的路还很长。
建设部副部长仇保兴指出,中国制定了许多新的能源政策和制度,而且正在通过“国际智能、绿色建筑与建筑节能大会暨新技术与产品博览会”这样的活动,全力推进可持续发展建筑。
他还说,到2010年底,中国所有城市的建筑物能源消耗有望降低50%。2010年时,中国大型城市中25%现存的住宅和公共建筑物都要得到改建,使它们更加“绿色”。对此,仇宝兴部长满怀期待地宣布:“绿色建筑物在中国才刚刚起步。”
